Complete & Notify communicates the underwriting decision to the originator via e-mail. UW decisions of Approval w/Conditions or Incomplete may also be communicated using Complete & Notify. A separate e-mail notification is sent to the originator each time the UW decision is updated.
Use this checklist as a guide prior to clicking Complete & Notify:
Select Complete & Notify from the Trio Actions menu.

The current Underwriting Decision is displayed. If this is the first notification to the originator, the decision will be None. If this is in response to fulfilling conditions, the decision will be All Conditions Added.
Select your decision from the Underwriting Decision drop-down menu. Options are: Approval - Final, Approval w/Conditions, Declination, Incomplete, or Suspense.
Enter a cc (carbon copy) e-mail address (for example, of the Account Executive) and/or comments for the originator if desired. Comments are included on the e-mail notification to the originator and are displayed in the Audit Trail.
Determine who receives the 'All Conditions Added' e-mail notifications.
Click Finish/Send E-mail. Below is a sample of the originator e-mail notification.
Note: Originators may continue to add documents to the Trio folder before and after an UW decision has been made (i.e., to complete an Incomplete loan file or to satisfy conditions). If the originator adds additional documents prior to your Trio UW decision, you will receive an email notification for each document the originator adds. If the originator adds documents after your UW decision (i.e., conditions), then you should receive all conditions documents in one email notification. Originators cannot edit or delete existing documents. In the case of satisfying conditions, the status field will display All Conditions Added.
