Overview

Most service-related documents ordered on the site (AU recommendation, credit report, etc.) are automatically added to the Trio folder. They are designated as Auto Added under the Document Description.

The Trio folder you receive for underwriting contains auto added documents from the originator: a 1003 and service-related documents. The originator 1003 is created from Loan App data (online 1003) when the file is delivered for underwriting. The originator version of these documents will remain unchanged regardless of any edits you make to the loan file.

An underwriter document will NEVER overwrite an originator document!

 

The UW 1003

  1. Click Add Updated 1003 from the Trio Actions menu to add an underwriter version of the 1003 in the Trio folder. It will be designated as Auto Added, and created from the most recent data in Loan App (online 1003).

  2. You will see two versions of the Auto Added 1003 in the Trio folder – the originator version and the underwriter version, as indicated by the name in the Created By column. Select the triangle icon to view Created By.

  3. Changes you make to Loan App data will NOT be reflected automatically in the Trio folder. Click Add Updated 1003 to update the UW version.

  4. When you complete the underwriting review and Complete & Notify, the UW 1003 will be updated automatically with the current data in Loan App.

Note: 1003s added to the Trio folder via fax or direct file upload are treated like any other faxed or uploaded document.

Tips

  1. Click the Document Type link to view any auto added document.

  2. Check the name in the Created By column to identify document versions. The Date Created and Last Updated columns also help identify document versions.

  3. If the UW 1003 does not match your Loan App data, click Add Updated 1003 from the Trio Actions menu to update the 1003 in the Trio folder.

  4. If you delete the UW version of the 1003 from the Trio folder prior to completing the underwriting review, a new 1003 will be auto added using Loan App data when you click Complete & Notify.

  5. If you resubmit an originator-ordered service, you will see the originator version of the auto added service-related document in addition to your UW version of that document. Check the Created By column to differentiate between versions. You may also Edit Document Type to add/clarify information in the document description.
