The loan processing stage - e.g., processing or underwriting - is indicated by the Trio folder status. The folder status often dictates what actions are available in the Trio folder.
| Status | Definition | Notes |

| Processing | Initial folder status while Trio docs are assembled. Trio status reverts to Processing if the folder is returned from UW. | Documents may be deleted only when the folder has a Processing status. Originators may not delete documents after a folder has been delivered to UW, although you may continue to add docs. |
| Delivered to UW | A request for UW has been sent to the selected delivery location. | A folder cannot be delivered to UW unless all documents are Received. |
| UW Review | The request for UW has been opened/received by someone at the designated UW location. | Originators can add documents to the Trio folder, but may not delete documents in this status. |
| UW Decision | The decision is determined by the UW: Approval w/ Conditions, Approval - Final, Incomplete, Declination, Suspension. | |
| All Conditions Added | Originator has satisfied all conditions to complete the file per UW instructions. | See Submitting Conditions for more information. Note: Originators must click "All Conditions Added" on actions menu in order to send to UW. |
| Approval with Conditions | UW has reviewed the folder and determined that conditions are needed. | |
| Declination | UW has declined the loan. | |
| Incomplete | UW has deemed the loan incomplete; information is needed. |
