  1. Trio Folder Elements
    • Trio Actions menu: these actions apply to the entire Trio Folder.

      • Add Documents allows you to add a new document to the Trio folder, either by faxing or uploading a file.

      • Add Updated 1003 updates the 1003 in the Trio folder with any loan data changes (when you create a Trio folder, the 1003 is automatically added; however, if you make changes to the loan data, you must click Add Updated 1003 to update the .pdf version available in the Trio folder).

      • Add 1008 adds the 1008 Transmittal document to the Trio folder. If the 1008 already exists in the Trio folder, this action will update the 1008 version with any changes made in the Loan App or 1008 data entry screen.

      • Add GFE adds the Good Faith Estimate document to the Trio folder.

      • Add TIL adds the Truth in Lending disclosure to the Trio folder.

      • Notes allows you to log additional information pertaining to the Trio folder.

      • Deliver to UW delivers the loan file to your lender electronically. An e-mail notification is sent alerting the UW that the file is ready for review.

      • Audit Trail displays all Trio folder and Document actions performed on the loan.

      • Delete Folder will remove the entire Trio folder record from the site (folders created at www.eMagic.com only, not at eMagic-hosted lender sites).

    • Document Actions drop-down: actions in the drop-down menu apply to the selected documents within the folder. Select an action first, then check the boxes next to the documents. If the checkboxes do not appear, the action is not possible for the document(s). Press Go to complete the action.

      • Print opens the .pdf for the selected documents for printing.

      • Download allows you to save the .pdf document to a specified location on your computer.

      • Share allows you to select documents that you have not already shared or sent to Underwriting.

      • Delete allows you to delete the document(s) from the Trio folder. Note: You cannot delete a document after the folder has been delivered to UW.

      • Download DU File allows you to save the DU file document to your computer.

    • Edit Doc Type and Description allows you to edit the document in a free-text field by clicking on the pencil icon.

    • Doc Type displays the name of the document (see the glossary for definitions). Click the link to view/print that document. Document links will display in bold text until they are viewed.

    • Doc Description describes the document.

    • Doc Status indicates the status of each document in the Trio folder. Status options are: Pending, In Folder, or Error. This lets you know when your faxed, uploaded or auto added documents are in the Trio folder. Click Refresh Trio to update the document status. Note: All documents need to be in an In Folder status prior to delivering to UW.

    • Site indicates the site on which the Trio folder was created (eMagic or an eMagic-hosted lender site).

    • Click on the arrow next to the document to open a set of details regarding that document, such as whether or not it was shared with UW, size, date uploaded or faxed, who created it and when it was last updated.

    • Trio Folder Status indicates your Trio folder status. Options are: Processing, Delivered to UW, UW Review, Approval w/Conditions, Approval - Final, Incomplete, Declination, Suspension, or All Conditions Added. See definitions.

    • Delivered To displays the investor/lender location (and contract underwriter/facilitator if applicable) where the Trio folder was electronically deliveredfor underwriting. Not Delivered is the default status until the folder is delivered.
