Overview

The 1003 and most service-related documents* ordered on the site (AU recommendation, credit report, etc.) are automatically added to the Trio folder. They are designated as Auto Added under the Document Description. All other documents are added manually.

 

The Auto Added 1003

  1. When you initially create a Trio folder, a 1003 is automatically added. Trio uses data in Loan App (online 1003) to create the Auto Added 1003 in the Trio folder.

  2. An existing Auto Added 1003 will NOT be updated automatically if you edit the Loan App after creating the Trio folder. In order to update an existing 1003, click Add Updated 1003 from the Trio Actions menu.

  3. When the loan file is complete, the 1003 in the Trio folder will be updated automatically when you Deliver to UW.

Note: 1003s added to the Trio folder via fax or direct file upload are treated like any other faxed or uploaded document.

Resubmit a Service

Service-related documents (e.g., Findings, Feedback, Credit Report) are automatically added/updated in the Trio folder when resubmitting a service. The 1003 in the Trio folder, however, will NOT reflect Loan App data changes until you:

  1. Click Add Updated 1003 from the Trio Actions menu.
    If the Trio folder 1003 does not match your Loan App data, click Add Updated 1003 from the Trio Actions menu to update the Auto Added 1003.

  2. Click Deliver to UW from the Trio Actions menu.
    If you delete the 1003 from the Trio folder prior to delivering the file for UW, a new 1003 will be created from Loan App data when you click Deliver to UW.

Tips

  1. Click Refresh Trio to update Document Status on auto added docs.

  2. Click the Document Type link to view any auto added document.

  3. Click the pencil edit icon to change the description or further identify any document in the Trio folder.

  4. The Date Created, Created By and Last Updated information for each document in the Trio folder can help identify Auto Added docs. For example, if you view a Trio folder after it has been underwritten, you may see the underwriter versions of some auto added documents.

  5. Use the Last Updated date/time information to determine which version of the 1003 data is in the Trio folder.
