Create Trio Folder | Add Documents | Deliver to Underwriting | Lender Notification | Return Folder | Submit Conditions

Originators may - at no cost - build an electronic Trio folder containing imaged loan documents and deliver the Trio folder to a lender site for underwriting. The lender must have Trio activated on the eMagic-hosted site.

Create a Trio Folder on the Lender site

Create a Trio folder on your eMagic-hosted lender site using one of the methods shown below.
Method A: During loan creation (for "manually underwritten files," second mortgages, etc.)
Method B: Within the Loan Folder
(after a service order such as DU or LP)

Method A:

Main Menu > Upload/Key in New Loans
While uploading the loan, select Create Trio Folder from the menu.

Method B:

After ordering services for the loan (eg. DU/LP/MI), click Create Trio Folder from the Loan Folder page.

Add Documents

All service order-related documents will be automatically added to the Trio folder (ie: 1003, findings, credit report).

You may add additional documents to the Trio folder. Click Add Documents in the Trio Actions menu. There are two ways to add documents:
Method A: Uploading Documents (i.e., appraisal in .pdf format; supported formats are .pdf, .tif, txt.)
Method B: Faxing Documents

A. Uploading documents

  1. Select the Browse for Document(s) radio button.

  2. Select the Document Type (required) and enter a Document Description (optional).

  3. Click Browse and locate the document on your computer.

  4. Repeat steps 2-3 for each document you would like to add. Click Add More to expand the page if needed.
    Note: click the next to any line item/document you wish to delete.

  5. Click Finish/Add Documents to upload the browsed document(s).

B. Faxing documents

  1. Select the Fax Document(s) radio button.

  2. Select the Document Type (required) and enter a Document Description (optional).

  3. Repeat step 2 for each document you would like to add. Click Add More to expand the page if needed.
    Note: click the next to any line item/document you wish to delete.

  4. Click Finish/Create Coversheets.

  5. Print the coversheet(s) and place each document type coversheet over the respective document or document groupings. Fax to: 888.550.TRIO (888.550.8746). For more info, see the complete fax instructions.

Deliver to UW

After all the documents have been added to the Trio folder for that loan, you may deliver the folder to the lender for underwriting review.

  1. Select Deliver to UW from the Trio Actions menu.

  2. Select the office you submit loans to from the drop-down menu.
    Note: Since this is an electronic file delivery, the Investor location becomes your "electronic mailing label." This location replaces the traditional mailing label used to deliver hard copy loan files.

  3. Enter additional comments if desired. Comments are included on the e-mail notification to the Underwriter and are displayed in the Audit Trail.

  4. This is the last chance to verify your contact information! All e-mails will be sent to the e-mail address displayed; changes must be made BEFORE delivering the loan. Click the user profile information link to update your contact information.

  5. Choose optional Status Update items.

  6. Click Finish/Deliver to automatically send an email notification to the lender.

Lender Notification

  1. An email notification is sent to the lender indicating that a loan has been delivered for underwriting once step 6 (above) is complete.

  2. Embedded in the email is a link to the Trio folder.

  3. The submitted documents are reviewed by the underwriter. The underwriter either returns the incomplete Trio folder, or informs the originator of the decision and/or conditions.

Return Folder

If the originator delivers an incomplete Trio folder or delivers it to the wrong location, the lender may return the folder to the originator for additional processing. An email notification alerts the originator that the Trio folder was not accepted for underwriting.

  1. The lender clicks Return Folder.

  2. Instructions for the originator are entered in the comments section. Comments are included in the e-mail notification to the originator and displayed in the Audit Trail.

  3. The originator receives an email notification indicating that the Trio folder has been returned and stating the reasons in the comments section.

  4. The originator clicks on the embedded link to access the returned Trio folder.

  5. The Trio status changes from "Delivered to UW" back to "Processing." Contents of the Trio folder are unchanged.

  6. The originator must add the appropriate documents and resend by selecting "Deliver to UW" again.

Submit Conditions

Watch how to submit conditions.

  1. Assuming the file is complete and not returned by the lender, the underwriter reviews the submitted documents and sends you an email notification containing the UW decision that includes any additional information such as conditions required.

  2. A link to the Trio folder is embedded in the email.

  3. Following receipt of the UW decision, you may add documents to satisfy underwriting conditions, etc. Important: To send the UW an e-mail notification that all conditions documents have been added, add all documents to the Trio folder, then click All Conditions Added in the Trio Actions menu. If All Conditions Added is not clicked, the UW is not notified.

  4. Type in comments for the underwriter, maximum 250 characters (optional).

  5. Click Finish/Send E-mail. The Trio folder status updates to read All Conditions Added.

  6. When the underwriter has completed the review, an e-mail notification containing the UW decision will be sent back to the originator.

  7. The Trio folder status updates to read Approval - Final.
