Treat the Trio folder as you would a hard copy loan file being mailed to your underwriter. Use this checklist as a guide to maximize UW efficiency.
Select Deliver to UW from the Trio Actions menu.

Select the Investor location from the drop-down menu. Check with your lender if you are not sure which location to select.
Note: Since this is an electronic file delivery, the Investor location becomes your "electronic mailing label." This location replaces the traditional mailing label used to deliver hard copy loan files.

Click the checkboxes to select documents to be shared with the underwriter (click again to deselect).
Note: Document share selection is exclusive to Trio folder delivery from www.emagic.com only. Trio folder delivery from an eMagic-hosted lender site will share ALL documents in the folder.
Enter additional comments if desired, maximum of 250 characters. Comments are included on the e-mail notification to the Underwriter and are displayed in the Audit Trail.

This is the last chance to verify your contact information! All e-mails will be sent to the e-mail address displayed; changes must be made BEFORE delivering the loan. Click the user profile information link to update your contact information.
Choose optional Status Update items.

Click Finish/Deliver
If the Trio folder was created on www.emagic.com, a tab will appear displaying the lender to which the loan was delivered.

Trio Folder Status will indicate the loan was delivered to UW. Delivered To will reflect where the loan was delivered.

When the UW has completed reviewing the Trio folder, they update the Trio folder with an underwriting status, at which point an e-mail notification containing the UW decision will be sent from Trio.Folder@emagic.com. A separate e-mail notification is sent each time the UW decision is updated.
Decision options are:
Click the Trio Folder link in the body of the e-mail to access the Trio folder for that loan (enter your login ID/Password when prompted). You have access to all documents from UW, including updates or changes made by the underwriter. See View/Print and Download instructions to access documents in the Trio folder.
Note: although documents in the Trio folder will reflect UW updates, service-related documents displayed in the Services section on the Loan Folder page will not.
