LP.com Express returns multiple results documents after an LP.com submission. The sections below outline each document type and define recommendation status elements. Use View/Print instructions (on the Ordering Basics page) to open the document viewer.

Results Document Description
Full Feedback Certificate
(AUS Tab)
  • Provides information used in determining final approval requirements as well as alternative document requirements
  • Summarizes key results and data entry so you can validate data accuracy
  • Displays varying results based on the services requested
Document Checklist Identifies the minimum documentation requirements and other important loan processing information.
Merged Credit Report
(if available)
If requested, provides combined credit history from two or more repositories provided by the selected credit reporting company. May request individual or joint report. NOTE: Reissue is currently only available for one individual or one joint borrower pair. Multiple reports must select “order new.”
Infile Credit Provides credit data for each borrower from a maximum of three national credit repositories. Loan Prospector uses this infile credit data in its assessment.

Recommendation Status

LP.com Express orders will return a recommendation status comprised of the Risk Class, Documentation Level and Purchase Eligibility indicators. Any combination of the following status indicators may display in Service Manager (e.g., Accept/Accept Plus/ Eligible).

The recommendation status is also indicated in the Feedback Certificate.

Risk Class
Indicates the level of risk identified, responsibility for credit representations and warranties, and underwriting and documentation requirements for loans assessed through Loan Prospector for mortgages sold to Freddie Mac.
Accept
(Conventional)
Indicates that based on analysis of the credit and other data submitted, the mortgage is eligible for sale to Freddie Mac with reduced documentation and relief from representations and warranties for credit and ratios, provided the data is true, complete, and accurate and as long as the mortgage is eligible for purchase under your, or your Seller’s, Master agreement and/or master Commitment.
Caution
(Conventional)
Indicates the application has serious risks you (or the seller) must evaluate in accordance with the Freddie Mac Single-Family Seller/Servicer Guide to determine if the loan qualifies for sale to Freddie Mac. Acceptable quality is unlikely.
Refer
(Government)
Indicates the application has serious risks you (or the seller) must evaluate in accordance with the Freddie Mac Single-Family Seller/Servicer Guide to determine if the loan qualifies for sale to Freddie Mac. Acceptable quality is unlikely.

Documentation Level
The category of defining the minimum level of documentation that must be obtained for mortgages assessed through Loan Prospector and delivered to Freddie Mac.
For conventional/conforming loans, the following documentation levels apply:
Accept Plus Allows you to take advantage of the fewest documentation requirements for the Accept risk class. Only the highest quality loans qualify for Accept Plus documentation, which allows stated income and stated debt, expanded ratios, and a verbal verification of employment for employed borrowers. Self-employed borrowers may qualify for Accept Plus regardless of how long they have been self-employed. Freddie Mac will automatically determine whether or not an application is eligible for Accept Plus documentation level – it can not be pre-selected from the data entry page.
Standard Requires Standard Guide documentation for higher-risk loans including some Accept risk class loans, A-minus eligible loans and Caution risk class loans.
Streamlined Accept Allows you to take advantage of substantially fewer documentation requirements than traditionally underwritten loans for the Accept risk class. Most Accept risk class loans will receive the Streamlined Accept documentation level.

Purchase Eligibility
Indicates whether and under what conditions Freddie Mac will purchase the mortgage.
000 Freddie Mac Eligible Indicated mortgage is eligible for delivery per the Freddie Mac Single-Family Seller/Servicer Guide.
000 Freddie Mac Ineligible Indicates the mortgage is not eligible for delivery per the guide. This response may result when the loan data is eligible for assessment by Loan Prospector but the mortgage is not eligible for sale to Freddie Mac. For example, Jumbo loans will be returned Freddie Mac Ineligible.
500 Freddie Mac Eligible LP A-minus Offering – Indicates loan application may be eligible for the Loan Prospector A-minus Offering; including credit and ratio representations and warranties waivers subject to specific terms identified in the Freddie Mac Single-Family Seller/Servicer Guide.

Caution/Refer Status

Check the Credit Information section of the Feedback Certificate – the Credit Risk Comments and the Repository Reason Code Comments sections provide information regarding a Caution/Refer status.
