Find out how to order originator credit on initial submissions and resubmissions, what "merge liabilities" means, and how to work with available credit providers. Use the links above to navigate to each topic.

Originator credit requires that you, the originator, use your own credit provider. The credit provider will assign you a Fannie Mae Account Number and password.

Initial Submissions

On the first order, a new or reissued credit report is required. You must choose between the two options.

Order New Credit

  1. Select the desired Credit Agency from the drop-down list.

  2. Enter the Fannie Mae Account Number assigned to you by the credit provider.
    Note: Contact the credit provider directly with questions about your Fannie Mae Account Number and Password.

  3. Enter the Fannie Mae Password assigned to you by the credit provider.

Reissue Credit Ordered Outside

  1. Enter the Credit Reference Number from an order placed outside of the lender site in the To Reissue, enter Credit Reference No. box.

  2. Select the desired Credit Agency from the drop-down list.

  3. Enter the Fannie Mae Account Number assigned to you by the credit provider.
    Note: Contact the credit provider directly with questions about your Fannie Mae Account Number and Password.

  4. Enter the Fannie Mae Password assigned to you by the credit provider.

Note: Credit Agency, Account Number, and Password information are retained from the last DU Express credit order you submitted.

Resubmissions

When resubmitting orders, you can choose to use existing credit, order a reissued credit report, or order a new credit report.

Use Existing Credit

  • There is no additional fee to use existing reports.
  • By default, Use Existing is selected from the Credit Action drop-down list.
  • The resubmission will use credit reports pulled from previous submissions.

Order a Reissued Credit Report

  • There is a fee to reissue credit reports.
  • Select Order New/Reissue from the Credit Action drop-down list.
  • In the To Reissue, enter Credit Reference No. field, enter the Credit Reference No. for the appropriate borrower's credit report. Credit Reference Numbers returned will automatically display with the existing credit report. To reissue a different credit report, enter the number for the desired report.

Order New Credit

  • This option would only be used when adding or removing a borrower from the credit report, or when your credit report is expiring.
  • There is a fee to order new credit reports. Check with your credit provider for pricing information.
  • Select Order New/Reissue from the Credit Action drop-down list.
  • Leave the To Reissue, enter Credit Reference No. field blank.

Merge Liabilities

'Merge Liabilites into Loan App/ezApp' defaults to 'Yes' for initial submissions.

Selecting Yes for Merge Liabilities into Loan App (recommended for initial submission) means:

  • Loan App (data editing tool) will list all liabilities that appear on the credit report, along with any unmatched liabilities you entered manually in your LOS or Loan App.
  • Desktop Underwriter® will attempt to match liabilities from the credit report with those you manually entered. If no match is found, DU will add the liability as a new one.
  • After submitting to DU, use Loan App (Liabilities section) to reconcile liabilities as appropriate (add/edit/delete). For example, add/edit/delete liabilities, associate mortgages and credit lines with REO, etc.

Selecting No for Merge Liabilities into Loan App means:

  • Desktop Underwriter® will only use the liabilities you manually entered in its analysis. This analysis will not include liabilities listed in the credit report.
  • Liabilities listed in the credit report will not be reflected in the Loan App.

Reconcile Liabilities in Loan App

Reconcile liabilities in the VI. Liabilities (Detail) section of the Loan App.

  1. Delete a liability: click the delete icon.

  2. Add a liability: click the Insert More Entries button.

For each Liability

  1. Select a Liability Type.

  2. Select an Action.

  3. If the liability is a mortgage, make sure the Associate with REO field lists the property address.
