1003 - Handwritten Original loan application taken for or completed by the borrower(s). Examples include, but are not limited to: Fannie Mae Form 1003 or 1003A
1003 - Typed Final loan application of record, verifying the initial information supplied by the borrower(s).
Examples include, but are not limited to: Fannie Mae Form 1003 or 1003A
1008 Uniform Underwriting and Transmittal Summary (1008) summarizes key information used in arriving at the final underwriting decision. HMDA information is also collected on this form.

4506-T Transcript of the borrower's tax return for income verification.
Appraisal An estimate of property value report made by a qualified appraiser. May include Condo/PUD Warranties, Recertification of Value and other related forms.
Assets Documents that verify monetary holdings or show ownership of items that have monetary value.
Examples include, but are not limited to: Verification of Deposit (VOD) forms, bank statements, investment fund statements, retirement fund statements, and gift letter/affidavit
AU Documents (Other) Lender proprietary underwriting documentation.
Bankruptcy Papers Forms and documentation associated with the borrower's bankruptcy filing.
Closing Documents Documents prepared for closing that will require the borrower(s) signature.
Examples include, but are not limited to: Note, deed or mortgage, good faith estimate, truth in lending disclosure
Compliance/Disclosures Documents declaring borrower(s) knowledge of transaction details.
Examples include, but are not limited to: ARM/Buydown/Broker Fee disclosure, Patriot Act disclosure, RESPA Servicing disclosure, Notice of Right to Cancel
Conditions Items or documents required to complete the loan approval and/or facilitate the closing package.
Condo Forms Items or documents specific to a loan transaction where the property is a condominium.
Construction Permanent Items or documents specific to a loan transaction where a construction loan is converted to a new loan structure (permanent loan), signifying that the construction phase of the property is complete.
Cover Letter Any memo from the lender to the underwriter or processor that communicates information about the borrower(s).
Examples include, but are not limited to: Investor exception instructions
Credit Report Report showing the creditworthiness of the borrower(s).
Credit - Supporting Docs Documents that supplement the credit report in showing the creditworthiness of the borrower(s).
Examples include, but are not limited to: account/mortgage/rent verification, borrower credit explanation letter, bankruptcy documentation
Custom DU™ Findings Automated underwriting recommendation from Fannie Mae, for a specified Custom DU Product identifier.
Divorce Decree Formal divorce document covering alimony, property division, custody, visitation and child support.
DU Findings Automated underwriting recommendation from Fannie Mae.
Earnest Money Verification Verification of the borrower's earnest money to display intent to purchase the property.
FHA Documents Documents required to secure financing under programs sponsored by the Federal Housing Administration (FHA).
Examples include, but are not limited to: Home inspection, informed choice, and HUD appraised value disclosures, notice to homebuyers.
FHA UW Transmittal (92900-LT) Checklist for delivering FHA loans to underwriting.
FHA/VA Addendum (92900-A) Additional form to the URLA required for processing FHA and VA loans.
Final Inspection Results report of the final inspection of the property.
Flood Certificate Document indicating whether the property is located in a Flood Zone.
Funding Documents Documents that specify components of the loan funding, and/or are associated with loan funding.
Gift Letter Statement confirming a financial gift without repayment to the borrower to purchase the property.
Good Faith Estimate (GFE) A 3-page estimate and explanation of closing costs and charges a borrower is likely to incur at closing.
Hazard Insurance Insurance that covers property damage (eg. declarations page, full policy).
Home Equity Terms and conditions and any documents relating to home equity or junior mortgages.
HUD-1 Settlement Statement A document itemizing all fees incurred for obtaining the loan.
Income/Employment Documents verifying borrower(s) income and employment.
Examples include, but are not limited to: Verification of Employment (VOE), pay stubs, W-2’s, child support/alimony, disability
Lender Document Lender-specific miscellaneous required documentation.
Loan Package Document of complete or semi-complete loan package that users can add to Trio and separate into individual document types.
* Loan Snapshot Trio document detailing important loan information that also tracks all of the pertinent parties associated with a loan.
LP Feedback Automated underwriting recommendation from Freddie Mac.
MI Certificate Private mortgage insurance certificate verifying that the lender is protected against borrower default on the loan.
Post-closing Closing Documents Documents that must be completed after the loan closing. See Closing Documents.
Post-closing Conditions Items or documents that need to be completed after the loan closing. See Conditions.
Preliminary Title Commitment The title company's commitment to issue title insurance subject to the terms in the report.
Pre-closing Closing Documents Documents that must be completed prior to loan closing. See Closing Documents.

Purchase Agreement A document specifying the terms and conditions of the real estate purchase between the buyer/borrower(s) and seller.
Examples include, but are not limited to: addendums, counter offers, lead paint disclosure, etc.
Refinance Documents Documents required to complete a refinance transaction.
Examples include, but are not limited to: Subordination Agreement
Registration Lock Confirmation A document specifying the terms and conditions under which the loan will be funded and delivered.
Second Lien/Mortgage Docs Loan documents pertaining to a second lien on the subject property.
Signature Package Bundled or merged documents that need signatures. Sent through eMagic Message Center.
State Specific Docs Mortgage disclosures required for a specific state.
Submission Form Lender-specific loan form required for submitting a loan package.
Tax Returns Forms that show a taxpayer’s income and other information; used to determine federal/state tax payments due.
Examples include, but are not limited to: Federal or state tax returns, profit & loss statements, income and financial statements, cash flow analysis, self-employed analysis
Title Policy The title insurance policy, which specifies the chain-of-title for a particular piece of property.
Truth-in-Lending Disclosure Form that provides a summary of how the loan will be repaid and itemizes the approximate costs associated with the loan.
TIL Section 32 A document disclaimer informing the borrower that the loan transaction is considered a high cost mortgage.
Underwriting Decision The underwriter’s final decision regarding borrower financing for purchase of the property (approval, suspense or declination).
Examples include, but are not limited to: Notice of Loan Approval (NOLA), with or without conditions
VA Documents Documents required to secure financing under programs sponsored by the Veterans Administration (VA).
Examples include, but are not limited to: Certificate of veteran status, certificate of eligibility (1880), verification of VA benefit.
VA Loan Analysis Document detailing the loan to help determine a veteran's VA loan qualification.
Verification Documents Documents completed by a third party affirming what the borrower(s) claim regarding their financial sources/obligations. Examples include but are not limited to: Benefits, Deposits, Employment, Loan, Rental, Land Contract, or Mortgage Account
