Tips for Efficient UW Turnaround Time

Treat the Trio folder as you would a hard copy loan file being mailed to your underwriter. Use this checklist as a guide to maximize UW efficiency.

  • Be sure your Trio folder is complete! Incomplete Trio folders may be returned for additional processing. In most cases, the underwriter will not place the Trio folder in the UW queue until it is complete!
  • Documents in In Folder status may not be edited or deleted once the Trio folder is delivered for UW. However, you may edit or delete documents that the underwriter has shared with you.
  • Make sure you deliver the Trio Folder in the lender's preferred stacking order.
  • Print a copy or download a "working file" version of your Trio folder for your records if desired.
  • Verify that your e-mail address is correct! A notification is sent to the e-mail address in your user profile when the underwriting review is complete.
  • Contact your lender representative if you have questions about selecting the Investor Location or Facilitator/Contract Underwriter (if available) for delivery.

Deliver to UW Instructions

The UW decides which documents they add to the Trio Folder will be shared with the originator. The originator does not receive an email notification; rather, the shared documents will automatically appear in the originator's Trio Folder. The originator will, however, receive an email notification when the UW clicks "Complete & Notify."

  1. Select Deliver to UW from the Trio Actions menu.

  2. Select the Storefront, Investor Location and the Stacking Order from the drop-down menus. Check with your lender if you are not sure which location to select.

  3. You have the option of either automatically selecting all or manually selecting specific loan documents to share with the underwriter. Click "Change Settings" to change your preference.

    Click the checkboxes to select documents to be shared. After you deliver the Trio folder, a "Shared" column will appear indicating which documents you shared with the underwriter.

  4. Enter additional comments if desired. Comments are included on the e-mail notification to the Underwriter and are displayed in the Audit Trail.

  5. This is the last chance to verify your contact information! All e-mails will be sent to the e-mail address displayed; changes must be made BEFORE delivering the loan. Click the edit contact information link to update your contact information.

  6. Choose optional Status Update items.

  7. Click Finish/Deliver

  8. Back in the Loan Folder, the "Trio Folder Status" indicates the loan was delivered to UW. The "Delivered to" section reflects to where the loan was delivered. In the Trio Folder, the "Shared" column shows which documents you sent to the underwriter. You can now toggle between your and the lender's stacking order view.

E-mail notification of the underwriting decision

The UW decides which documents they add to the Trio Folder will be shared with the originator. The originator does not receive an email notification; rather, the shared documents will automatically appear in the originator's Trio Folder. The originator will, however, receive an email notification when the UW clicks "Complete & Notify."

  1. When the UW has completed reviewing the Trio folder, they update the Trio folder with an underwriting status, at which point an e-mail notification containing the UW decision will be sent from Trio.Folder@emagic.com. A separate e-mail notification is sent each time the UW decision is updated.
    Decision options are:

    • Approval - Final
    • Approval w/Conditions (see Submitting Conditions to re-deliver the Trio folder)
    • Incomplete
    • Declination
    • Suspension
    • Note: see Returned Trio Folder for instructions when an underwriter returns a loan file prior to making a decision.

  2. Click the Trio Folder link in the body of the e-mail to access the Trio folder for that loan (enter your login ID/Password when prompted). You have access to all documents from UW, including updates or changes made by the underwriter. See View/Print and Download instructions to access documents in the Trio folder.

    Note: although documents in the Trio folder will reflect UW updates, service-related documents displayed in the Services section on the Loan Folder page will not.
