Submit File and Submit File Updates replace Deliver to UW and All Conditions Added. For automated underwriting users, Submit File and Submit File Updates is an additional step which gives your lender partner full access to your loan and provides you with status updates. Any loan submission through eMagic to a lender partner will require you to click Submit File or Submit File Updates.
Whether you use eMagic for automated underwriting, electronic document delivery or both, click Submit File to deliver your loan to your lender partner. (Once your file's been submitted and you need to submit additional changes, you'll see an option to Submit File Updates.
Complete your Services and/or your Documents section. Click on Submit File.
Select the Storefront, Investor Location and the Stacking Order from the drop-down menus. Check with your lender if you are not sure which location to select.
If you have Documents to send, you have the option of either automatically selecting all or manually selecting specific loan documents to share with your lender partner. Click "Change Settings" to change your preference.
Click the checkboxes to select documents to be shared. After you submit your file, a "Shared" column will appear in the Documents section indicating which documents you shared.
Enter additional comments if desired. Comments are included on the e-mail notification to the lender partner and are displayed in the Audit Trail.
This is the last chance to verify your contact information! All e-mails will be sent to the e-mail address displayed; changes must be made BEFORE submitting the loan. Click the Edit Contact Information link to update your contact information.
Choose optional Status Update items.
Click Submit.
Back in the Loan Folder, on the Summary tab, the Submission Status indicates the loan was "Submitted." In the Documents section, the "Shared" column shows which documents you sent.
The Status Detail tab reflects to where the loan was submitted.
Once the file has been submitted, changes to the file will only be sent to your lender partner using Submit File Updates in your left navigation.
The Submit File Updates window will open, enter Comments (optional) for your lender partner, then click Submit. Comments are included on the e-mail notification to the lender partner and are displayed in the Audit Trail.
In the Loan Folder, you can review changes submitted by your lender partner in the File Difference Report. When you open your Loan Folder, you'll see a notification under your File ID that File Updates are available.
View / Accept File Updates.
View your File Updates in the File Difference Report by clicking on View.
If you wish, accept the changes to the loan by clicking Accept. Note: Accepting the file updates will update your own loan file. The changes and comments are recorded in the Audit Trail.
If you want to keep your original format of the loan, click Decline.

Note: The File Difference Report is for informational purposes only. The results are based on the most recent saved loan data, however, may not be all encompassing. Calculations on the File Difference Report are not guaranteed or warranted.
The UW decides which documents they add to the Documents section will be shared with the originator. The originator does not receive an e-mail notification; rather, the shared documents will automatically appear in the originator's Documents section. The originator will, however, receive an e-mail notification when the UW clicks "Submit File Updates."
When the UW has completed reviewing the Documents section, they update the Documents section with an underwriting status, at which point an e-mail notification containing the UW decision will be sent from Trio.Folder@emagic.com. A separate e-mail notification is sent each time the UW decision is updated.
Decision options are:

Click the Trio Folder link in the body of the e-mail to access the Documents section for that loan (enter your login ID/Password when prompted). You have access to all documents from UW, including updates or changes made by the underwriter. See View/Print and Download instructions to access documents in the Documents section.
Note: although documents in the Documents section will reflect UW updates, service-related documents displayed in the Services section on the Loan Folder page will not.
E-mail notifications are sent based on the status of your loan submission and preferences selected in your user Profile.
Treat the Documents section as you would a hard copy loan file being mailed to your underwriter. Use this checklist as a guide to maximize UW efficiency.
