You can send a document to a borrower (or other third party) and request that they return it with a signature. This is helpful for obtaining timely signatures on a GFE, TIL and other disclosures and documents.
The following illustrates the communication flow for requesting and receiving a signature (via fax transmission) on a 1003. (A signed document can be scanned and delivered to you without transmitting a fax. (See How do I send a saved document?)
Post Message
As the originator, you:

After posting the message, a document request flag is associated with the message.
In the Trio folder under Doc Status, Signature Requested is visible.

The borrower receives the document and message requesting their signature. The borrower is directed to the Loan Documents page. (Borrower related help documents are available to them in their Message Center account.)

In the Loan Documents page, the borrower clicks the document link, opens and prints the document. The borrower signs the document.

After signing the document, the borrower selects the check box, then clicks the Submit Requested Documents button.

The borrower selects the radio button next to “Fax this file to you,” then clicks the Submit button. A cover sheet is displayed for the borrower to print. On the cover sheet is a phone number and instructions for sending the fax.

After sending the fax, the borrower’s document status changes from Signature Requested to Received.

The faxed document is automatically added to your Trio folder. (Note: There are now two 1003s in the Trio folder. One you created and one returned from the borrower.)
