Export Loan Data | Formatting Tips | Download Loan back into Calyx Point

Create an eMagic loan by exporting your Calyx Point loan data and browsing for it at the site (eMagic.com and eMagic-hosted sites) You may also update loan data in Calyx Point with changes made on the site.

Export Your Loan Data

Use this option if you want to Browse for the file from an eMagic site.

  1. Open the borrower file in Calyx Point. Select File - Export To - Fannie Mae 3.2 DO/DU.

  2. Your file will be downloaded to a temporary directory (C:\Winpoint\Work).

  3. Main Menu > Upload Loan tab. (Lender site: Main Menu > Upload/Key in New Loans tab.)

  4. Click Browse.

  5. Locate your saved loan file and click Open.

  6. Select the action in the drop-down menu and click Go.

Loan Data Formatting Tips

  1. The Fannie Mae Loan App Screens are accessed by clicking Interfaces on the Menu Bar.

  2. Select Fannie Mae. Note: The file must be a Fannie Mae Desktop Underwriter® formatted file.

  3. Select Loan App, Page 1 (2, 3 or Addendum) from the dropdown. The four screens are similar to the pages of the Loan Application in the POINT program with a few exceptions. On Page 1 of the Fannie Mae Loan App, the fields that are grayed out do not need to be filled in.

Fannie Mae Loan App (Page 1)

  • Rate/Term Refinance - Mark the No Cash-Out checkbox under the Purpose of Loan category, and select Limited Cash Out, Rate/Term from the Purpose of Refinance drop-down list.
  • Borrower and Co-Borrower Middle Initial - Do NOT enter the Borrower(s) Middle initial(s) into the system.
  • Entering Dates - If the Borrower and Co-Borrower currently have a second job, enter it under the Former Employer section. In the From Date field, enter the month, day, and year in two digit format (01/01/99), and in the To field enter the word 'present'.
  • Entering Employment - If the Borrower or Co-Borrower does not receive direct compensation for employment, be sure to leave the employment fields blank.

  • Enter Assets - Be sure to use the drop-down list next to the From VOD button to indicate the account type. This is also the appropriate place to record gift funds. If the drop-down list is not used, Fannie Mae will recognize the entries as other non-liquid assets, resulting in incorrect Findings. Fannie Mae recommends entering Retirement Funds at 70% of total value in order to exclude early withdrawal penalties and taxes.
  • Entering Liabilities - Complete the entire liability section for every debt. Enter the Creditor, Account Number, Balance and Payment.
    R = Revolving
    L = Leases and Installment loans
    M = Mortgage
    Note: Click on the Will be paid off (*) checkbox if the loan will be paid off at closing.

  • Schedule of Real Estate Owned Section - at the top of the screen, check to be sure the Subject Property is listed exactly as it is listed on page 1 of the 1003, under the Subject Property Address. The two must match exactly.
  • Details of Transaction Section - do not enter in any dollar amounts with a minus (-) sign. Fannie Mae’s Desktop Underwriter® cannot understand that symbol in these fields.
  • Debt(s) Marked Will Be Paid-Off - on the Loan Application, page 2, including any mortgages that are a pending sale, will be carried over to the Details of Transaction, Line D on page 3. Click on the Lock box next to Line D, then subtract the mortgage balance(s) for pending sale properties from the total in Line D.

Completing the Fannie Mae Addendum

  • Click on Interface, Fannie Mae, and then Addendum. Make sure that all the basic loan data fields in the top half of the screen are filled in.
  • Entering REOs/Liabilities - Click on the first property listed under REOs to highlight it, and then click on the debt listed under Liabilities that corresponds to that property. Click the Match button. The system will place a 1 next to the property and the corresponding debt. Continue matching until all properties have numbers next to them (an exception would be if a property were held free and clear of any liens).

Download Loan File and Import Data into Calyx Point

Update the original loan file in Calyx Point with any loan data changes from the site.

  1. Locate the desired loan on the site (eMagic.com or an eMagic-hosted site).

  2. Click the Download File icon.

  3. In Internet Explorer, the File Download box will appear. Click Save. (The downloaded file format will match the last file you uploaded - DU 3.2 or 3.0 data file format.)

  4. The Save As dialog box will appear. Select the appropriate directory and click Save.

  5. Minimize the browser and open Calyx Point.

  6. Select File - Import From - Fannie Mae DO/DU.

  7. Select All Files (*.*) from the Files of type. Browse to find the file that was downloaded. Click the Open button. The updated file is now imported into Calyx Point.
